The paperwork
reads itself.
Your team
signs it off.
Mosaic, made AI-native. Documents come in, facts come out with their source attached, a person confirms, and the record keeps the receipt.
What happens today
A Principal Designer opens forty PDFs, finds the facts that matter, and types them into HARI, the risk register and the pre-construction information by hand.
- It takes days per project, and it is repeated at every RIBA stage.
- Nothing records where a fact came from. When the Building Safety Regulator asks "show me", the answer is a search through old emails.
- Mistakes are silent. A hazard missed on page 14 stays missed.
Three rules, and they do not bend
-
The AI proposes. It never asserts. Every proposed fact carries the page and the sentence it came from. No quote, no fact.
-
A person confirms. Nothing enters HARI, the register or a pack unless a named person confirmed it.
-
The record keeps the receipt. Each confirmation is sealed with the document, page, quote, who and when. It can be superseded, never edited.
How it will work
What changes for a CDM consultancy
- Reading and retyping becomes review and confirm. Hours per project drop, and the Principal Designer stays in charge.
- A Gateway 2 or Gateway 3 question is answered with a click, not a search.
- Nothing is replaced. Existing Mosaic projects, users and logins stay exactly as they are. This runs beside them.
The pilot: six weeks, three live projects
We measure four things and publish them, good or bad.
| What we measure | Target |
|---|---|
| Proposed facts accepted without an edit | 70% or more |
| Document arrives to facts ready for review | Under 10 minutes |
| Statements in a generated pack with no source | Zero |
| Principal Designer hours per project, against today | Half |
Built beside Mosaic, not inside it
- Runs on AWS in London. Documents and extracted facts never leave the UK and EU regions.
- Reads documents with Amazon Textract, proposes facts with Claude on Amazon Bedrock. No model is trained on client data.
- Confirmed facts are written back into today's Mosaic. The current app stays the system of record.
- Each sealed confirmation is also written to storage that cannot be changed, even by us.
- Weeks 1 to 6
- Pilot on three projects. About USD 250 a month in AWS cost.
- Months 2 to 5
- First paying client on it. About USD 550 a month.
- Month 6 on
- Every project. About USD 1,500 a month, covered by AWS startup credits in year one.
What I need to start
From Mosaic
A yes on the six-week pilot. Admin access to the AWS account so the startup credits application goes in this week. The company registration details for that application.
From a client
Three live projects, read access to their documents, and two hours a week from one Principal Designer to confirm what Mosaic finds.
